Well… In the Mountains it’s different!
Nearly ALL of the original main roads are found in the lower elevations of these mountains in the valleys and along the creeks and rivers. Early Settlers grabbed up all the lower, flat land because they were farmers, ranchers and used a horse & buggy for transportation. Back then nobody really wanted the land higher up on the mountains as it was difficult to travel and deal with. This is why you’ll usually find that most older survey boundary lines run the ridgetops separating neighbors land from one another.
However, the higher up you go, the better the views! Make sense? Franklin’s elevation is 2,000 – 2,100’. The entrance of Featherstone, where we began building our private road system and selling Lots is around 2,200’ elevation. The Top of Featherstone (Lot 33) is just over 3,000’ elevation. Featherstone is unique in that even the lower Lots have great views! That’s because Franklin sits in a bowl. Featherstone sits on the side of that bowl and generally faces W & NW. As you go higher you start to get that “hang-glider view” where you feel like you could jump off the mountain and soar forever all thru the valleys below and the surrounding mountains. Lots 32 &+ 33 are at or on the very top of the mountain! They are much more expensive to develop because you often start running into rock. You also must figure in the cost of the road system just to get you to the top.

Well… I recon you may be right! But first, consider this… I spent approximately 85,000 just building Lot 32. Then there’s the septic drain-field which would run you around 20,000. Drill your own well, figure maybe 25,000 assuming you hit water on the first try. Open the views – tree removal, figure 20,000 assuming you own the surrounding land not to mention protecting those views. This does NOT include my land cost or the hundreds of thousands I spent building wide, paved 2-lane roads to get you to Lot 32. Consider what you have to pay for a high-up, Highlands style, long range view in a gated community, about 3-miles from town. If you’re going to build these are some of the costs which you will pay anyway! There is no other Lot like 32 or a local community like Featherstone. Look at all the aggravation I just saved you!!! If I’ve heard the “I can buy land much cheaper than yours” countless times! That may be true but let’s compare apples to apples! I do not know any local Developers who do what I do and deliver a View Lot that is truly ready to build including drinking water and septic drain-field! I’ve developed hundreds of acres of Mountain Land, Lots on steep slopes, with BIG views here in Franklin, NC for over well over two decades. I’ve built miles of roads and driveways. Drilled many a well, buried miles of water and utility lines. I’ve pretty much seen it all. I know full well the unknown perils that people who buy land can face if you are not careful and know what you’re doing.
If you DON’T buy a piece of land where ALL of the issues have been addressed, you could find yourself in a BIG mess. EXAMPLE: If you hit solid rock, your wallet will cry as this is REALLY expensive to deal with! Sometimes it’s so bad you may just have to let it be and alter your plans. Drilling wells…I have drilled seven WORTHLESS dry holes at an average cost of $10,000 each. That was the cost price 15-20 years ago! ALL costs are off the charts! Do you have full control of all the trees that may grow not your view? Building roads, driveways, taking down trees? I hope that you stumble onto the best grading guys. There’s probably only half-dozen locally. If you don’t, they can completely ruin your lot and cost you a fortune. I could go on and on. I deliver complete, ready to build Lots with deep well drinking water, septic drain-field, protected views, well graveled driveways and literally take ALL the guesswork out of developing. Again, If you’re going to build, these are some of the costs which you will pay anyway! This is serious stuff and costs serious money!
